Our Chartered Surveyors provide
expert advice on all aspects of the
landlord and tenant relationship.

With rental growth continuing in many
areas, rent revues are being initiated
with greater frequency as landlords
realise the opportunities to increase
rents after the recessions of the early
1990's. Reviews must be contested and
those without professional advice are
at a major disadvantage. Knowledge of
the law and legal precedent is as vital
as access to evidence and contacts
within the marketplace.

Arbitrations are becoming more
frequent due to the 1996 Arbitration Act.
Careful preparation of cases covered by
the Act, including Expert Witness
appearances and Independent Expert
representations, are vital to a
successful outcome.
Lease Renewals
These provide both headaches and opportunities to Landlords and tenants alike.
The prospect of determination by the Courts, with the associated additional costs,
delays and uncertainty, requires competent Surveyors in conjunction with your
Solicitor to prepare a successful case.
Business Rates
Clients only pay for our rating service if an appeal we conduct on their behalf results in a reduction in
their rating liability. A very high percentage of our clients benefited from our success in appealing
against, and reducing their 1990 and 1995 rating assessments, due to the depth of knowledge skill and
experience of our surveyors. In April 2000 business rates for commercial property were again
revalued, based on rental values as at April 1998. Many occupiers will have received substantially
increased rating assessments, although liability may have been cushioned by Transitional Phasing.
Over the next few years this phasing will reduce with the result that rates bills will increase
significantly. Keeping the assessment at it's absolute minimum is therefore essential.
